You may be familiar with a mortgage valuation survey, which is compulsory for those who want to take out a mortgage. A mortgage survey confirms the worth of the property for security purposes; it does not identify anything that is wrong with the condition of the property.

The homebuyers report considers the overall condition of the property. The report will enable you to make a reasoned and informed decision on whether or not to proceed with the purchase.

 

The report focuses on the essentials of a property, identifying defects and problems that have an immediate effect on its value.

Buying a property could be the single biggest purchase you will ever make. Although having a homebuyer’s survey is not compulsory, you are strongly advised to have one carried out on a property before its acquisition. Would you even consider buying a car without an MOT?

CONDITION REPORT

Particularly suitable for first-time buyers on a budget, those buying property with a view to letting, or sellers who require an idea of any defects which may be raised by a buyers surveyor.

 

This is a lighter version of the homebuyers report. The Condition Report should be used for a conventional house, flat or bungalow built from common building materials and in reasonable condition. It provides a concise description of the property clearly showing what aspects of the property may need attention. The Condition Report is a snapshot of the condition of your potential purchase on the date of inspection. 

 

The report will provide you with an overview that will help you understand the construction of the property you are buying, any serious problems needing attention, and any areas of further investigation that will need to be undertaken prior to commitment of purchase.

BUILDING SURVEY

The Building Survey provides the most detailed evaluation of a property’s condition.

 

The report will describe the condition of each element of the house and identify the property’s defects, their apparent cause, the urgency of repair, maintenance options and may also include an indication of the cost to repair.
